Step 1: Data-Driven Confidence Don’t guess your offer price. Look at recent “Sold” prices for similar homes in the same street or neighborhood. This research ensures you aren’t overpaying and gives you leverage during negotiations.
Step 2: Show You’re Ready An offer is only as strong as the proof behind it. Presenting your Mortgage Agreement in Principle and ID immediately shows the seller you are a “hot” buyer who won’t cause unnecessary delays.
Step 3: The Negotiation Dance It’s rarely a “take it or leave it” scenario. If your first offer is declined, view it as a starting point. By not putting your maximum budget on the table immediately, you leave yourself room to increase the bid and reach a “champagne moment” with the seller.
Step 4: The Verbal Offer When you call the agent to place the offer, be prepared to discuss your “chain” status (if you have a house to sell) and your ideal move-in date. The more flexible and prepared you appear, the more attractive your offer becomes to the seller.
Step 5: Accept Help Where Needed Estate agents are there to facilitate the sale. If you haven’t yet secured a solicitor, ask for their recommendations. While you aren’t forced to use them, a solicitor who regularly works with that agent can often make communication much faster.
